THE FOLLOWING PROCEDURES ARE
REQUIRED TO BE TAKEN PRIOR TO
COMMENCEMENT OF BUILDING ON
SITE AT GOWRIE FARM

 

 


Before building commences on any property at Gowrie Farm:  

Building at Gowrie Farm may only commence once your plans have been approved by the Gowrie Farm Building Committee and have been stamped and approved by the uMngeni Municipality (see Plan Submission Procedures).

You are required to contact the Gowrie Farm Homeowners' Association (033-3553100 - Sandra Nel) and a site handover meeting will be arranged.

Prior to the site handover meeting, the owner shall be obliged to have  the boundary pegs identified by a Land Surveyor and a certificate to this effect shall be handed to the owner at the site handover meeting.

Only builders approved by the Gowrie Farm Homeowners' Association may be used to built on Gowrie Farm.  All builders are required to be members of the Master Builder's Association.    Owners are required to submit the name of their builder to the Gowrie Farm Homeowners' Association (Tel 033-3553159), who shall advise if your specific builder has been precluded from building at Gowrie Farm.  The Gowrie Farm Homeowners' Association does not give any undertaking as to the quality of builders, but does have the right to exclude builders from building at Gowrie Farm.

Your builder is required to sign a contract with the Gowrie Farm Homeowner's Association prior to commencing construction on the property.  This will be arranged at the site handover meeting.  The contract regulates how the contractor and his staff are required to conduct themselves while building on site at Gowrie Farm.  (Click here for Contractor's Agreement).


Prior to the Site Handover Meeting, the contractor must lodge a deposit of R20 000,00 with the Gowrie Farm Homeowners' Association. The owner must also lodge a deposit of R10 000,00 and in the event of the owner electing not to use the services of his Architect to supervise the building, then such deposit shall be increased to R20 000,00. These deposis are to be lodged with Venn Nemeth and Hart.  Cheques for the deposit may be made out to Venn Nemeth and Hart, or accordingly, may be transferred electronically into the following account:

Please note that if the above reference is not clearly quoted, it will not be
possible for your payment to be correctly allocated.

Please fax through a copy of your deposit slip to Sandra Nel on 033-3941947.
 

 

This building deposit will be refunded to the contractor on completion of the building, subject to the contractor having complied with the conditions of the Gowrie Farm Contractor's Agreement.

SITE INSPECTIONS

To avoid any building taking place that is not in terms of what has been approved by the Architectural Committee, an inspection and sign off will be required at the following stages of the building process:

1. Set out of foundations to the site: to ensure the proposed house is correctly positioned on the site.

2. At completion of footings to the floor slab.

3. At wall plate height: At this stage, the roof plan from the supplier is also required to ensure that the roof pitch is correct.

The purpose of the inspections is to prevent errors or deviations being identified after they become costly to rectify.
